Booking requests are sent via the booking page, WhatsApp or email. A booking is confirmed only after availability is checked and you receive an official confirmation message from us.

Guests must provide accurate information when booking, and the number of guests must not exceed what is agreed in the confirmation.

Payments are made through secure payment links issued by the N-Genius gateway of Network International, licensed in the UAE. Our website never collects or stores any card data.

Final booking confirmation is completed once the agreed payment is received, unless otherwise agreed in writing.

Check-in and check-out times are stated in your booking confirmation. Guests must take care of the villa and its contents and respect neighbours and local regulations.

Guests are responsible for any damage caused to the property during their stay.

The pool and play areas are used under the supervision and responsibility of adults. Children must never be left unattended.

To the extent permitted by law, we are not liable for indirect losses arising from the use of the website or the stay.

We may update these terms from time to time. These terms are governed by the laws of the United Arab Emirates.
